Fence Replacement/Repair Fence replacement will continue summer/fall 2025. This phase will include 6 buildings and will focus on the center of the community from the back loop of Stratford Lane/Manor Way up to the clubhouse and will include the dumpster corral. The buildings in this phase are are 5-7 and 19-21.
Road Patching This was completed on June 12th.
Parking Lot Striping This was completed on June 16th & 17th.
Concrete Replacement/Repair The final phase of concrete replacement took place this spring.
Gutter Cleaning
The spring gutter cleaning took place on June 8th. We will have another gutter cleaning in the fall.
Tuck Pointing of Brick
Phase 3 of this project is complete. The next phase will begin Spring/Summer 2026.
Association Dumpster Co-owners, guests, and contractors are NOT to put their garbage, recycling, yard waste, construction debris, etc into the Associations dumpster. We continue to see co-owners put trash into the dumpster; anyone seen doing so will receive a violation. Garbage/yard waste day is Friday.
The Association purchased two garbage cans and placed them by the basketball hoop and next to the fencing in the west pool parking lot. These garbage cans are to be used for such things as water bottles and dog dropping bags, not your residential garbage bags.
These garbage cans should NOT be removed or tampered with. This has recently been an issue and we would like to remind everyone that we have cameras on these areas. Any resident seen tampering with or dumping their residential garbage in these cans will receive a violation and/or fine.
Pets Pets should be leashed at ALL times when in common areas in the community, NO exceptions. Also, per the by-laws, pets cannot be tethered in any common areas, including front yards.
Always pick up your pets waste when walking in the community and take it with you. You should NEVER leave it on a rock, in someone's yard, or on top of the Associations dumpster for someone else to take care of. You should also not allow your pet to urinate in co-owner front yards or on their landscaping.
Pool Rules

Pool hours are 6am-10pm. You must vacate the building at 10pm.
NO food or drink is allowed in the indoor pool. Food and drinks are only allowed in the pavilion outside when the outdoor pool is open. Recently, crumbs of food were found on the pool deck, in the sauna in the womens locker room, on the stairs and in the fitness area. This is not acceptable.
The safety rope is NOT a toy and is not to be removed. Swimmers are not to sit, stanmd, or jump off of it and it cannot be removed because it is getting in the way of play. The safety rope may be removed for swimmers who would like to swim laps; however, this may only be done if you are the ONLY swimmer in the pool. Once another swimmer enters the building, the rope MUST be put back. NO EXCEPTIONS
The radio is allowed to be turned on if you are the only residents at the pool and if the volume is at a respectable level. If another resident comes in, be a good neighbor and turn it off; not everyone wants to listen to it. Also remember that we have tenants who live above the clubhouse and they should not be disturbed by loud music.
If you are the last person to leave the locker rooms, fitness area, pool deck, or pool lobby, turn off the lights.
There is only one doorwall that should be opened and that is the door that leads to the outdoor pool. We have had problems with co-owners opening door walls and not locking them back up.
There is a 4-guest limit and all persons should have a signed waiver on file before stepping foot onto the pool deck.
If you move chairs and tables around the pool deck, put them back where you found them before you leave.
When you use the restrooms, make sure that the toilets are flushed. Every day, we find toilets that are not flushed which causes a foul odor in the locker room and in the fitness area. If there is an issue with a toilet, report it to AMI immediately.
Sewer System
Please remember that you CANNOT flush wipes or sanitary products of any kind down the toilet. Even if the
products say that they are flushable, our sewer system cannot handle it. Many units have experienced sewage
backups in their basements caused by these products being flushed. If you do have a backup in your basement, contact AMI.
Roofing Repairs
The roofing repairs have been completed and will extend the life of our roofs to approximately 10-years.
